Because this is only the tip of the iceberg between large and small business and the iceberg is getting bigger every year.
Know the terms of a lease agreement:
◾Understand costs beyond rent, including maintenance, repairs, utilities and how your use will be measured.
◾Be sure to read your lease in detail and hire an attorney who specializes in commercial real estate to explain the clauses and fine print.
◾Protect your long-term business interests by investigating and negotiating some potential add-on clauses to your lease, which might include sublease, exclusivity and co-tenancy.
◾Know what happens if you default on lease payments and try to negotiate lease terms that allow you to take measures before you are locked out.

Now for the rest of the story
Back in the middle to late 1950’s my brother married his long time sweetheart and because they were newlyweds and new to the workforce they settled into an apartment on the 3rd flood of a complex. The Bride shower and the wedding gifts included help with wallpaper, paint and other niceties for the new home plus we, the family, chipped in with some elbow grease, the newlyweds paid all of their bills on time. A few days before the lease was up the landlord mailed a letter raising the rent $20.00 because of the improvement to the apartment.
Point being, today 02/16/2014, nothing has changed even for a small business owned, the landlord is Big Business!
